| Title | Reevaluating Trip Generation for Mixed‑Use Developments to Avoid Overdesign |
| Abstract | Mixed-use developments and consolidation of living environments are crucial levers for sustainable mobility. However, applying traditional trip-generation methods to estimate the impacts of real estate development projects that offer mixed uses and higher residential densities can act as a barrier to sustainable mobility. At the planning stage of real estate projects, within a context of mixed-use development and urban space consolidation, user needs multiply and have a direct impact on street design. However, in urban environments, informed choices must be made to address these needs while respecting site constraints, such as limited space. In this context, it is appropriate to reflect on the methods that allow for accurate assessment of vehicular needs to allocate only the space that is truly necessary. Traditional trip generation methods tend to overestimate the number of vehicles generated by such projects, which can lead to the oversizing of car-oriented infrastructure. As part of this presentation, alternative methods to the ITE’s traditional trip generation methodology (TripGen) will be explored, along with their potential for adaptation in a Canadian context. These alternative methods take into consideration internal capture, community capture and other factors that give a more accurate reading of the context in which the projects are established. |
