Title Using Transport Impact Assessments to improve pedestrian space design: The redevelopment of Molson Brewery site.
Abstract

The impact of new real estate projects is often assessed through Transport Impact Assessments (TIAs), typically focusing on vehicle traffic. However, the growing number of pedestrians and cyclists using sidewalks and public spaces can significantly affect the comfort and flow of movement. This aspect is essential when integrating new developments into urban environments. This presentation will explore how pedestrian modeling within TIAs can enhance the design of pedestrian spaces.

The historic Molson-Coors Brewery site, located in the eastern part of Old Montreal, is now part of a major redevelopment project. With the brewery's relocation to the South Shore, the site presents a unique opportunity to create a vibrant neighborhood centered around high-quality pedestrian spaces, while reconnecting Montrealers with the St. Lawrence River. The project includes revitalizing a park that was previously replaced by industrial buildings and creating a terrace with views of the river, which will connect to the existing waterfront promenade along Rue de la Commune. The surrounding streets and terrace will be pedestrian-only zones, with access limited to emergency vehicles.

This presentation will illustrate how pedestrian modeling within the TIA helped identify key pedestrian circulation routes critical for the project’s design and enabled us to make better recommendations for the vehicular network, particularly with traffic calming measures on streets more heavily frequented by pedestrians. It will also showcase how the study pinpointed areas where pedestrian comfort can be improved, such as widening sidewalks, incorporating more street furniture, and optimizing space for better movement flow.
